Tenant Background Verification

With our Tenant Verification service you will know exactly who is residing in your house, how well are they going to maintain your property, what they do for a living, how credible are they in paying your rent on due date. This will ensure accountability and also as an owner you can actively engage your tenant in keeping your property in good shape.

Our In-depth Tenant Verification Services would encompass the following levels of Investigations:

Residence verification

Our Assurance Managers, would visit the present address of the proposed tenant, meet the house owner and/or their neighbors and obtain information about their behavior, rental payment credibility etc., followed by a thorough crosscheck of the details given by the proposed tenant.

Office verification

Our Assurance Managers would visit the proposed tenant's office collect the information about the tenant from his/her employer and/or colleagues, followed by a thorough crosscheck of the details given by the proposed tenant.

Background check

Our well-reputed Investigations Partner would verify the rental history of the potential tenant as well as Tenant's previous history regarding cases of damaging property.

Credit check

Acre Care would check credit references to determine each applicant’s credit history.

Police verification

Acre Care’s Investigation Partner would facilitate police verification to determine the tenant’s involvements in any criminal, anti-social, anti-national activities, his links with local mafia, past history of illegal encroachment of land/residential properties.

Previous landlord Check

Acre Care’s Investigation Partner would check for references or contact details of previous landlord. Obtain the history of tenants regarding their upkeep of the property wherein they had resided.

Rental Agreement Drafting

We will draft the rental agreement as per your requirement. In the event that you cannot be present, we will provide the necessary paperwork for a limited power of attorney so that we, or a representative appointed by you, can sign on your behalf.

Explaining Legal Issues and Responsibilities to Tenants

Acre Care Team would explain the legal issues and responsibilities to your tenants, encompassing following issues:

Amount of rent, payment date, escalation in rent as per contract, advance rent, TDS deductions (if any) and any other payments

Duration of lease contract

Areas of property that can be used and those that is out of bound

Regular maintenance of property interiors and exteriors

Terms and conditions about the repairs and maintenance in the contract

Any other legal clauses in the lease contract that need to be explained

To understand the terms and conditions of your lease contract (if already existing), we would require a copy of the rental agreement with your tenant.

Periodic Property Inspection (exterior/interior)

Regular maintenance of property interiors and exteriors

Online video of your property premises (both interiors as well as exteriors) by our Assurance Managers every month at a date and time of your convenience.

In case of any prevalent wear and tear of your property post discussion and online inspection by you mutually agreed upon necessary maintenance work can be done.

Major Repairs and Maintenance Contracting

Acre Care’s Property Maintenance Partner would ensure regular periodic maintenance work is done as per the schedule decided upon earlier.

Followed by the due quality check by our Assurance Manager, ensuring world class standards.

Entry Inventory Check

Acre Care’s Assurance Manager would inspect and show live videos in the presence of the probable tenant and ensure complete inventory check of your property and document, it’s condition as well as make a checklist of all the items included in the property (furniture, fixtures, etc.)

Exit Inventory Check

At the time of vacating, we will do a thorough check of inventory to make sure that your property has been protected.

Police submission

We will submit your tenant’s information to the local police station.

Rent Collection and Deposit

At the beginning of the month, Acre Care’s Assurance Manager would be collecting the rent cheque and deposit it in your bank account based on your instructions.

Utility Bill Payments

Depending on the terms of the rental agreement, we can either handle your utility bill payments for you, or we can assist your tenant in doing so.
